Durango Colorado Real Estate Deals and Market Value

What is a "good value?" Generally, when a product or service meets the needs of the buyer, and does that for a price that is competitive, or under current market pricing, the buyer would consider that a "good value." How does this apply to real estate in Durango these days?

Durango's market pricing is down from its peak, and offers plenty of value opportunities in ranch properties, ski condos, luxury homes, and residences in all areas. In every price range, one can find real estate that is exceptionally priced, mainly due to the motivation of the sellers. But, prices, and what is truly a "deal", are relative.

For example, a home can be priced comparably to its peers, but have outstanding finishes, or come with lots of extras- like a finished basement, or bonus rooms, or have acreage that is scenic, and fenced. Or properties can be updated; remodeled to include more efficient lighting, heating and water heater systems. Anyone who has done a remodel job knows how the cost estimates seldom include the time spent by the owners! So, a competitively priced property can include the bonus of someone else's "sweat equity" and provide a property that will serve well for years to come.

Ranches and land can also have lots of extras- buildings, fencing, simple-to-run irrigation systems, retention ponds as well as conservation easements and agricultural status can make some acreage worth more than parcels around it. On the other hand, a scenic parcel with little improvements can be a great buy, if priced below market.

The key to finding a "best value" or "great buy" is to evaluate it - and how it suits your needs. What will it take to make it "yours?"
